How an EEM can help you sell your homeRegardless of if your home is already a energy-efficient home or a traditional home, you can take advantage of my listing system to effectively sell your home for top dollar. These days 90% of buyers say they want energy-efficient features in their next home. I say, they can get them and pay less than if they were to buy a comparable home. Here is how it works: When you list with me, I provide a FREE energy audit, if your home qualifies. Normally you would pay between $400 and $600 for a comprehensive home energy audit but I believe strongly that there is a benefit to the seller, buyer and planet when homes are audited, so I pay for it. |

A certified energy rater comes to your home, tests it's performance and produced a report that gives your home a rating based on the HERS index. This rating shows how your home performs now and how it could perform if you made a series of upgrades. In addition to the itemized list of upgrades, the rater also estimates what the cost savings to the homeowner would be. The next step is to market your home as an "Energy Rated Home." I provide a cost analysis to potential buyers that show how they can qualify for an Energy Efficient Mortgage (EEMs) to make the recommended upgrades as part of the purchase of your home. With an EEM, the buyer will see a slight increase in their mortgage payment to cover the cost of the improvements but a decrease in the overall cost to live in the home due to the lower utility bills. |
